A unique opportunity to acquire a property in the heart of the Wicklow mountains has arisen with the sale of a 1,520-acre mountain holding. The property includes 538 acres of hill grazing rights and 9 acres of enclosed land. The sale will take place via online auction on Wednesday, May 24th. The holding is located in the picturesque Aughavannagh area of south Co. Wicklow, accessed via the Aughavannagh road. The land is part of Aughavannagh mountain, with around 8 acres adjoining the Aughrim to Baltinglass road and 1 acre of enclosed land.
David Quinn of Quinn Property, the auctioneer for the sale, said that the property is located 12km west of Aughrim, close to the hamlet of Aughavannagh, 8km from Glenmalure, 15km from Kiltegan and 25km from Baltinglass. Aughrim is a large village located on the edge of the Wicklow mountains, with a good range of shops, services and amenities as well as a primary school. It is 12km from Arklow and the N11, 15km south of Rathdrum and 65km south of Dublin.
The lands have frontage onto the public road, with the majority of the lands accessed over a right of way lane shared with other landowners. The lands run in a large open hill from Aughavannagh towards Lugnaquilla and comprise heather rough grazing on a large commonage basis. The seller has grazing rights on about 217 hectares of the land, which allows for grazing of one sheep to the acre. There are four other landowners who graze the commonage and have rights over the 1,520 acres.
The property will be offered in three lots. Lot 1 comprises the extensive holding, which includes fee simple of around 1,520 acres with around 538 acres of grazing rights on Aughavannagh mountain and around 1 acre of enclosed land. This allows for grazing of one sheep per acre. Lot 2 comprises around 8 acres of land adjoining the Aughrim/Baltinglass Road. This is located beside the public road and is rough grazing land, suitable for forestry or grazing purposes. Lot 3 comprises the entire holding.
David Quinn said, “In practical terms, this is a commonage grazing block but the new owner will have ownership of the ground and it is eligible for area aid.” The guide prices for the three lots are: Lot 1: €250,000; Lot 2: €40,000; and Lot 3: €290,000. The auction will take place at 1:00 p.m on Wednesday, May 24th.
This property presents a unique opportunity for those interested in acquiring a property in the heart of the Wicklow mountains. The picturesque location, combined with the extensive acreage and grazing rights, make this property an attractive prospect for those looking to invest in the area. The property is also conveniently located near Aughrim, which offers a range of amenities and services. The sale of the property is expected to generate significant interest and the auction on May 24th promises to be an exciting event.
